Living in Jaco Beach

You tend to get up early in Jaco, often you hear people say they used to sleep in but here they get with the sun, I think it’s the just the energy of the place. The horseshoe shaped bay seems to enhance and project the sound of the ocean so no matter where you live in Jaco Beach you can always hear the rhythmic sounds of the ocean surf.

Beach combing is a popular pastime with expats here in Jaco Beach as so many take their morning walks along beach, which seems to energize you for the hot and humid day ahead.

Jaco Beach is the most modern of the Pacific coastal beach towns and certainly the most developed, and in terms of coastal living, Jaco beach is the most important expat havens. Jaco beach is a place where both the new ways of the modern world meets the old ways and both aspects are obvious to those that live here.

As an expat living on Jaco beach, you can immerse yourself in a modern beach lifestyle or living just outside of town you can have that relaxed rural, secluded lifestyle Costa Rica is also famous for.

If you live anywhere in Costa Rica you’ll know that Jaco is known as a party town. Its casinos and night clubs are legendary! Jaco, being the closest beach to San Jose draws a large numbers of people looking for the famous Jaco Beach party experience, which can be found most nights of the week and especially on the weekends.

Unlike many other areas where there are established expat communities in Costa Rica, only a few words of Spanish are required to get along living in Jaco Beach, it is a very English oriented beach town. This is because of the fully developed tourist industry.

Jaco Beach tends to be a little more expensive than the small towns and villages close by, but it has so much to offer; you can live comfortably in Jaco beach for about $2,500 a month.

In the more rural areas around Jaco beach you can live on $1,600 a month, including rent and many single expats live on less.
You will find healthcare in Jaco is high quality and a fraction of costa in the U.S. To give you some examples, an electrocardiogram in the USA costs between $400 and $2,275 USD depending on the hospital you attend for the test, and here in Costa Rica you can have the electrocardiogram and stress test, and doctors consulting fees for $120 USD. You will also find the dental clinics in Jaco beach provide excellent services at fraction of the cost than the USA.

If you are a foodie you will enjoy Jaco Beach. The cuisine choices here include local typical food, Italian, German, Japanese, Chinese restaurants, Argentine steak house, and much more.

Jaco Beach definitely has its own special flavor. It’s a place fun and excitement for vacationers, it’s a place to relax and slow down if you are a retiree, and it’s a place to party if you like that Latin American beach town sizzling lifestyle.

Pura Vida,
Terrence Johnson

Retire in Costa Rica: Central Pacific

Living abroad has become an increasingly popular option for retirees looking for a change of scenery, a unique cultural experience, access to affordable healthcare, lower cost of living, and great weather.

Costa Rica has become one of Latin Americas top retirement destinations. Those that retire in Costa Rica enjoy a world class service industry, an affordable tropical lifestyle, and eco living at its finest. Costa Rica’s exceptional work in conservation, eco-tourism, and renewable energy has made it the world’s poster-country for first class eco adventure experiences and sustainable living.

If you are looking at retiring in Costa Rica, it’s well advised to plan a recon trip for at least three months. Use this time to investigate the primary area or regions Costa Rica offers. While there are many hidden paradises to discover in Costa Rica, the three primary areas retirees gravitate too; Guanacaste, Central Pacific and the Central Valley.

Costa Rica’s Central Pacific still remains the #1 retirement destination and it’s easy to see why! Tropical forests meet Pacific Ocean along with amazing sunsets creates one of the most spectacular, cascading coastlines in all Central America.

The Central Pacific’s primary business, vacation and retirement hub is Jaco Beach (Playa Jaco). With its own unique flavor and vibe, Jaco Beach continues to be a popular destination for retirees, Baby Boomers as well as a growing wave Gen Xers, and now even Millennials are landing here and calling this bustling beach town home.

Expats started to flock to Jaco Beach in the mid 90’s and the trend continues today as more and more baby boomers come to Costa Rica to explore the possibilities of settling here. Retiring in Jaco Beach offer expats the best of Costa Rica, great weather, lots of exciting eco adventure, surfing, top notch restaurants for the foodies, sizzling night life, and that famous Pura Vida lifestyle Costa Rica is known for.

There are a number of other retirement destinations on Costa Rica Central Pacific coast which runs from Puntarenas in the Nicoya down to Manuel Antonio and Dominical. In between there are some amazing beach towns and resorts such as, Los Suenos at Hurradura, Esterillos, Bejuco, Palo Seco and many others.

Proximity is an important factor in the Central Pacific’s development over the past 10 years. With building of the new Caldera Highway that connects San Jose, the Capital of Costa Rica and the main international airport – Juan Santamaria International Airport (SJO), to the Central Pacific coast in a little over an hour, has further stimulated the areas growth. Jaco Beach is the closest major beach town to Central Valley and so draws large numbers of people from the Central Valley down to the coastal lowlands for some fun-in-the-sun every weekend – which is great for business in the region.

If you are thinking of escaping the rat race, reinventing yourself, or retiring and living abroad, then plan a visit to Costa Rica’s Central Pacific and discover for yourself why this coastal paradise is the destination of choice for so many retirees.

Buying Jaco Beach Real Estate

Buying Jaco Beach real estate can be very intimidating primarily due to the buyers’ lack of knowledge in the countries real estate regulations and laws, and as well the language barrier. We spoke with Jeff Fisher from CR Beach Real Estate who, with over 15 years selling real estate, has helped 100’s people acquire their tropical dream property. Based on direct experience, Jeff has found that having peace of mind during real estate transactions comes down to a couple key points:

Work with an Experienced Reputable Real Estate Agency

Securing an experienced Costa Rica real estate agency with a proven track record will help the buyer find a property that suits their needs, budget and lifestyle. A professional, experienced real estate agency will also ensure the buyer avoids common and not-so-common transaction mistakes when purchasing property. For example his/her in-depth knowledge will steer you away from unscrupulous developers, or properties with questionable title or tainted history or even other location and ecological factors unbeknown to outsiders.

Work with Reputable Legal Advisors

This is another critical aspect when buying Costa Rica real estate, secure a reputable, established attorney that has a proven track record and that understands real estate law as well as English, to facilitate the entire purchasing process from deposit to registered title. Those that think they can do it on their own dealing directly with sellers and/or developers will have a much greater chance of running into legal and potential property issues.

While Costa Rica has an excellent public registries system and the laws governing real estate purchase and ownership affords foreigners the same rights and privileges as local Costa Ricans, it cannot be overstated – get proper legal representation!
These two points; inside local intelligence and experience as well as impeccable legal representation, are the keys to a successful and hassle free real estate transaction in any foreign country.

Jaco Real Estate Report 2015: Stable Prices & Higher Foreign Demand

In Costa Rica, where there is no ‘official’ statistical database for the real estate industry, assessing the numerics of house prices and real sales stats is tenuous at best, however with a strong network real estate agency and organization connections and with the assistance of surveys and polls from media companies the trend is clear.

We are fortunate to have on staff, Jeff Fisher of CR Beach; Jeff is a 15 year real estate veteran who has lived in Costa Rica for 20 years. Mr. Fisher gave Jaco Beach a C+ grade for the year which represents a “slightly better than average” score for the year.

First, let’s look at some overall data reported on Costa Rica’s news media that affected the Costa Rica real estate market in general:

The higher-end luxury real estate market continues to see growth in Costa Rica and Jaco Beach in particular has seen an uptick in foreigner home buyers looking for high value properties at good price points.

Higher median housing prices in North America are now driving buyer interested in luxury real estate, particularly for ocean view, beachfront, and near beach properties. The property market in Costa Rica is very dependent on the economy of North America (USA and Canada). For example in Canada at the mid-year point in 2015 the average home was $439,144.00 CDN so real estate value comparisons in Costa Rica are very enticing.

Gross rental yields in many parts of Costa Rica are moderately good in 2015, ranging from 6% to 8%.

Costa Rica’s base interest rate fell since the beginning of 2015, reaching 6.55% in September 2015, down from 7.2% in January 2015, according to the Banco Central de Costa Rica (BCCR).

In July 2015, the average interest rate on colon denominated housing financing stood at 12.9%, slightly up from 12.61% from a year earlier.

The average interest rate on U.S. dollar denominated housing loans sat at 8.21% in July 2015, which was down from 8.47% for the same period the previous year.

Costa Rica´s economy has been on track to expand a total of 3.8% in 2015, after 3.5% growth in 2014, reported the International Monetary Fund (IMF).

Foreign arrivals are an important factor in Costa Rica’s real estate industry as travel is a pre-curser to property sales. According to the Costa Rican Tourism Board, for the first half of 2015, foreign arrivals to Costa Rica increased 4.4% over the same period in 2014, for a total of 987,800 visitors. Tourism revenues are expected to reach approximately $1 billion USD in 2015, up by $160 million USD from 2014. Tourist arrivals averaged 2.3 million+ people from 2010 to 2014. North Americans make up over 60% of all foreign arrivals in Costa Rica every year.

Jaco Real Estate

For 2015 the fastest-selling properties in Costa Rica are in the Central Valley and the Pacific coast and this trend has been consistent for several years. According to a report by The Costa Rica News (TCRN), gated communities and condominiums in the Central Valley and central Pacific coast are particularly popular among foreign buyers.

Jaco real estate started to see an uptick in 2013 emerging from the global economic slowdown with a large inventory of bear market, bottom of the barrel prices. Since then prices have edged up only slightly and the inventories have remain quite high. Jaco Beach real estate is still a buyers market with an excellent selection of property opportunities for those savvy investors still capitalizing on a large a number of post-crunch properties in distress.

The real estate market in Jaco Beach has been getting more publicity over the past year from new resorts and developments that have just come online. These developments such as the new Croc’s Casino Resort have put on media marketing blitz’s that has helped to showcase Jaco Beach as a destination of choice for real estate investment.

Overall the Costa Rica real estate market has seen a slight uptick for 2015 and the Central Pacific coast remains one of Costa Rica’s most active regions.

Jaco Beach Real Estate Tours

If you are ready to live, work or play in a tropical paradise and are visiting Costa Rica on vacation, consider taking a real estate tour to gain firsthand knowledge of the real estate market in Costa Rica as well as other important information on living in Pura Vida land. Jaco Beach real estate tours are a great way to get to know Costa Rica’s biggest tourism and expat destination.

There is a growing trend in real estate for agents and agencies to offer paid real estate tours. In the past a potential buyer finds an agent and the agent can spend anywhere from 1 to 3 day driving this potential client around looking at various properties. Many agents still do this, even though they know this client is just ‘window shopping’ and essentially getting a private tour of the area and available real estate. Now it is becoming more popular among agents to either offer first time ‘lookers’ a general real estate tour, and like all tours in Costa Rica there is a charge for these, and this makes sense.

Agents are now beginning to charge from $50 to $100 a day for ‘private’ tours and less for group tours. Real estate tours, private or group, are a great way to get firsthand knowledge of the market, property types, and the advantages and pitfalls of purchasing real estate in a particular area.

These tours are not just disseminating real estate information but other important information on topics such as the residency processes and Costa Rica health care system. Some of these tours are strictly local events such as Jaco Beach Real Estate Tours, that may focus on Jaco Beach, Los Suenos and as far south as Esterillos. Other tours cover more territory, visiting Central valley, Guanacaste, and Central pacific locations. There extended torus can take several days, and require group travel in a micro or coaster bus, but are a great way to see the various retirement regions of Costa Rica.

Before the year 2000 it was difficult for foreigner to obtain financing for real estate in Costa Rica, unless the owner financed. As well, it has only been a few years, have been allowed to take out home mortgages at Costa Rica banking institutions. This didn’t slow property sales as foreign buyers generally arrive here in Costa Rica ready with cash transfers from bank loans and second mortgage from their home land.

A few years ago that changed with law revisions that allowed foreigners to apply for loans from both national and private banks and other lending institutions. These come with caveats such as foreigners needing to have residency papers and/or employment to get a loan or mortgage.

Unbeknown to many potential foreigner buyers is that it is possible to use pre-tax IRAs from the United States to purchase Costa Rica real estate. There is another little known option where by foreign real estate buyers can take out a line of credit on the equity of their home in the USA.

Interest rates for mortgages are variable depending on the market and the money lender making the loan.

Here are some options on financing Costa Rica Real estate:

Looking at the demographics and trends of the baby boomer population, Costa Rica can expect to see a continued exodus of North Americas, looking to secure their piece of a tropical dream for their Golden Years, till well past 2020.

Costa Rica has built a sexy brand as well as a great retirement brand that has drawn many foreigners here looking for an affordable and lifestyle. Jaco beach Costa Rica, many will say is expensive now, but we have to keep that in perspective. Yes it is more expensive than 10 years ago, significantly, but…

Average Jaco Beach real estate sales hover around the $200,000 USD mark. Compare that to average home values in Canada where average prices have been over the $400,000 mark for years. In terms of rent the numbers are even better – in Jaco beach long term rentals are going for between $600 for smaller condos up to $1,500 USD, are a good average mark, and in North America the average three bedroom house rental is $1,200 USD/CDN. Food is still about 30% to 40% cheaper in Costa Rica than the USA and Canada, so all things considered Jaco Beach is an affordable destination for baby boomers escaping ever inflating debt, ballooning taxes and the stress of wondering if you are going to outlive your nest egg.

The central Pacific region is the #1 destination for North American baby boomers looking to retire in Costa Rica. Foreigners are attracted to the cascading coastlines, world class beaches, great infrastructure and first class service industry. Jaco Beach Costa Rica is the primary business, tourist and retirement center for the central Pacific, with fast and easy access to San Jose and the airport, and sporting a vast array of gated communities and residential resorts to choose from.

Jaco Beach also has a great selection of beach front condominiums to choose from. These condo buildings and building complexes offer a luxurious lifestyle with, restaurants, bars, discos, shopping, casinos, pools and spas and of course spectacular ocean and Bay views. For retiring baby boomer looking for a turn-key luxury lifestyle, these Jaco Beach front condos are a great choice.

If you are a retiring baby boomer and hunting for that perfect retirement spot, drop us a line at JacoBeach.cr, or come see us at our downtown Jaco Beach office (info below), we’d be happy to help you out.

Pura Vida!!

Tips for a Successfully Retiring in Costa Rica

Costa Rica has been a major retirement destination for North Americans for over 25 years now. The majority of expats who have found happiness in their Costa Rica retirement dream have had to learn how to adjust and adapt to Costa Rica’s “Pura Vida” lifestyle.

Those that have found happiness retiring in Costa Rica take advantage of everything the country has to offer – fantastic weather, incredible outdoor and eco adventures, excellent health services, low cost of living, cheap and organic fruits, vegetables, as well as a vibrant culture.

Not all expats have a successful retirement in Costa Rica, recently there were statistics published on the web that 50% to 60% of expats return to their home country to live within two years of moving to Costa Rica. Unquoted sources make this stat questionable, but with that said there is a large number of expats that leave Costa Rica within a couple years of arriving.

Retiring abroad in any “developing” country has its challenges and although Costa Rica is considered one of the most developed in terms of infrastructure, service industry and growing middle class, it too has its challenges.

Here are some pointers to help soon-to-be expats adapt better
1. Learn the Spanish language as best you can.
2. Get involved in some way with the locals.
3. Realize time is a different animal down here.
4. Make sure you understand labor laws with business and domestic help.
5. Enjoy local customs and the local culture.
6. Develop patience, you’ll need it.
7. Stay busy and participate in activities, both in the expat community and local.
8. Always seek legal representation in investment and business matters.

Relocating and settling permanently in a foreign country is a complicated decision and there will be challenges in the transition but keep in mind Costa Rica consistently ranks high on many surveys and reviews for and by expats. Costa Rica is safe, friendly and clean, with a healthy and well-educated population with a rich and vibrant culture. Costa Rica’s cost of living is low and healthcare is inexpensive (compared to the USA) and also scores high on many global indices.
